December has been busy! To our astonishment, on Friday morning, we listed a floating home in Eastlake for $400k; it was pending by dinner! Then, on Saturday, we had our holiday party at the Kraken Community Iceplex, with over a hundred past clients getting photos with a skating Santa.

November data is now in, and the median price of a single-family home in Seattle dropped $10k to $950,000. This is just slightly below spring prices and represents a 3.3% increase compared to last year. Prices remain remarkably resilient.

On the Eastside, the median price for a single-family home is currently $1,620,000. While this is $20k higher than last month and is 2.8% higher than a year ago, it’s still significantly lower than the spring peak of $1,794,000 and much lower than the $1,875,000 seen in spring 2022.
